Statement Access

Every month you receive an itemized statement: rent collected, management fee, any approved repairs with invoice references, and your net disbursement. Statements are delivered electronically and readable on any device — built for owners in any time zone.

Disbursement Schedule

Owner funds go out by ACH on the fixed monthly schedule in your management agreement, after tenant payments clear. The date is contractual, not approximate — you can plan around it.

Maintenance Approval Thresholds

You set a dollar threshold at signing. Non-emergency work above it requires your written approval with a quote first. Emergencies that threaten the property are handled immediately and documented after.

Renewal Process

About 90 days before lease end we review market rents, assess tenant performance, and send you a renewal recommendation. You approve the terms; we prepare and execute the paperwork.

Tax-Document Timing

Each January you receive a consolidated year-end statement with income and expense totals in 1099-ready form — organized so your accountant can work without a follow-up call.

Absentee & Overseas Owners

Scheduled property checks, photo reports, and time-zone-aware communication. Most of our absentee owners have never needed to fly in for a management issue.

Submitting a Maintenance Request

Use your tenant portal or call (201) 555-0159. Describe the issue, add photos if you can, and tell us the best access times. You'll get an acknowledgment within four business hours.

Emergency vs. Non-Emergency

  • Emergency: active water leaks, total AC failure in extreme heat, gas smells, sewage backup, broken exterior locks or doors, storm damage exposing the interior. Call immediately — any hour.
  • Non-emergency: dripping faucets, appliance issues, minor repairs. Submit through the portal; we schedule within five business days.

Rent Payment Options

Pay online through the tenant portal by ACH or card, or set up auto-pay so you never think about the due date. Portal payments post with a receipt you can download anytime.

Renewal Timeline

We begin the renewal conversation about 90 days before your lease ends. You'll receive proposed terms in writing, with a decision needed ahead of the notice window in your lease.

Move-Out Checklist

  • Give written notice within the window your lease requires.
  • Remove all belongings and clean to move-in condition.
  • Return every key, fob, remote, and parking decal.
  • Provide a forwarding address for the deposit accounting.
